In this post I’ll show a full worked estimate for a 5 Marla grey structure (2025) — quantities, BOQ, steel & cement requirement, and a practical cost breakdown you can use right away. I also list the assumptions so you can change local rates and get your own final number.
What this post includes:
- Excavation, PCC and isolated footings
- Columns, plinth beam, beams & reinforced concrete roof slab
- Block/brick walls up to lintel (no finishing: tiles/paint/joinery)
(This is grey structure only.)
Assumptions
- 1 Marla = 225 sq.ft. → 5 Marla = 1,125 sq.ft built-up (single-storey)
- Plan approx 25 ft × 45 ft, perimeter 140 ft
- Columns: 8 nos, size 9″×12″, height 10 ft
- Footings: 8 isolated footings (4′×4′×1.5′) each
- Slab thickness: 5″ (0.4167 ft)
- Concrete mix M20; dry volume factor used = 1.54
BOQ Summary
| Item | Qty (unit) | Rate used (example) | Cost (PKR) |
|---|---|---|---|
| Cement (50 kg bags) | 235 bags | 1,400 /bag | 329,000 |
| Steel (sariya) | ~2,230 kg | 244 /kg | 544,315 |
| Sand (cft) | ~431 cft | 90 /cft | 38,800 |
| Crush / aggregate (cft) | ~862 cft | 130 /cft | 112,060 |
| Hollow blocks (approx) | 2,783 nos | 70 /each | 194,810 |
| Materials subtotal | ≈ 1,218,985 | ||
| Labour & transport (approx 30%) | ≈ 365,695 | ||
| Contractor margin & misc (approx 12%) | ≈ 146,279 | ||
| Total Estimated Grey Structure (example) | ≈ PKR 1,730,959 |
NOTE: These numbers are an example. Replace the rate column with your local rates to get exact result.
Detailed Calculations
Volumes used (cft):
- Footings: 8 × (4′×4′×1.5′) = 192 cft
- Columns: 8 × (0.75 × 1.0 × 10) = 60 cft
- Plinth beam: perimeter 140 ft × 0.75 ft × 1 ft = 105 cft
- Beams: total length 200 ft × 1 ft × 1 ft = 200 cft
- Slab: 1,125 sqft × 5″ (0.4167 ft) = 468.75 cft
- Total RCC concrete = 1,025.75 cft ≈ 29.05 m³
Cement calculation (short):
- Dry volume = 29.05 × 1.54 = 44.73 m³
- Cement portion = (1 / 5.5) × 44.73 = ~8.13 m³ → about 235 bags (50 kg)
Steel (quick estimate):
- Using standard thumb rules, typical reinforcement ≈ 2–2.6 tons (use structural drawings for exact number).
Notes & Tips
- If you have the structural Drawings, then you can use the exect size of footings, Column, Beam and Slab— and calculat the exect quantity of Steel, Cement and Aggregates.
- Local material prices change weekly — always update the Rate column to your city prices.
- Add 10% contingency for waste & price fluctuation.
