In this post I’ll show a full worked estimate for a 5 Marla grey structure (2025) — quantities, BOQ, steel & cement requirement, and a practical cost breakdown you can use right away. I also explain the assumptions so you can change the local rates and get your own accurate figure.
Excavation, PCC and isolated footings
Columns, plinth beam, beams & reinforced concrete slab (roof)
Block/brick masonry up to lintel (no finishing like paint / tiles)
DPC, basic plumbing sleeves and raw openings
(This is grey structure only — finishing, joinery, tiles and services not included.)

1 Marla = 225 sq.ft. → 5 Marla = 1,125 sq.ft built-up (single-storey)
Plan used for estimate: 25 ft × 45 ft (perimeter 140 ft)
Columns: 8 columns (9″ × 12″ = 0.75 ft × 1.0 ft), column height 10 ft
Footings: 8 isolated footings of 4′ × 4′ × 1.5′ each
Plinth beam: perimeter beam 9″ × 12″ cross-section
Beams (internal & lintel): total length 200 ft with 12″×12″ section
Slab thickness: 5″ (0.4167 ft)
Walls: total wall length 220 ft, height 10 ft, thickness 9″ (0.75 ft)
Concrete mix for RCC: M20 (1:1.5:3). Dry volume factor 1.54 used for material calc.
4) Material rates used



Cement (50 kg bag) ≈ PKR 1,380–1,430 / bag (I used PKR 1,400 as a mid rate).
Steel (saria) approx ≈ PKR 242–244 / kg (I used PKR 244/kg).
Sand (per cft) ≈ varies by type — I used PKR 90 / cft for calculation example.
Crush / bajri (per cft) ≈ range — used PKR 130 / cft for example.
Worked example — quantities

Built-up area: 1,125 sq.ft
Total RCC concrete (footings + columns + plinth + beams + slab): ≈ 1,025.75 cft = ≈ 29.046 m³
Cement required (for RCC, M20, using 1.54 dry factor): ≈ 235 bags (50 kg).
(calculation shown below).Estimated reinforcement steel (thumb-rules per element): ≈ 2,231 kg (≈ 2.23 tons). (details below).

Detailed calculation steps
A. Volumes (ft) — (example arithmetic shown, copy as-is)
- Footings — 8 nos × (4′ × 4′ × 1.5′) = 8 × 24 cft = 192 cft
- Columns — 8 nos × (0.75 ft × 1.0 ft) × 10 ft = 8 × 7.5 cft = 60 cft
- Plinth beam (perimeter) — perimeter 140 ft × cross section 0.75 ft × 1 ft = 105 cft
- Beams (internal + lintel) — length 200 ft × 1 ft × 1 ft = 200 cft
- Slab — area 1,125 sqft × 5″ (0.4167 ft) = 468.75 cft
- Total RCC concrete = 192 + 60 + 105 + 200 + 468.75 = 1,025.75 cft ≈ 29.046 m³ (1 m³ = 35.3147 cft)
B. Cement bags for RCC (M20 1:1.5:3) — method:
- Dry volume factor = 1.54 → dry_vol = 29.046 × 1.54 = 44.731 m³
- Total parts = 1 + 1.5 + 3 = 5.5 → cement volume = (1 / 5.5) × 44.731 = 8.133 m³
- Volume per 50 kg bag = 50 / 1440 = 0.03472 m³ → bags = 8.133 / 0.03472 ≈ 234.2 → round up = 235 bags.
C. Steel estimate (thumb rule per element) — (common quick rules)
- Footing steel ~ 40 kg/m³, Columns 160 kg/m³, Beams 120 kg/m³, Slab 80 kg/m³. Applied to each element volume in m³ → Total ≈ 2,231 kg. (These thumb rules are standard approximations; final steel must come from structural drawings).
D. Sand & Crush volumes — from mix proportions for concrete (1.5 parts sand, 3 parts aggregate) applied to dry volume 44.731 m³:
- Sand ≈ (1.5/5.5)×44.731 = ~12.36 m³ = ~430.8 cft → times rate gives sand cost.
- Crush ≈ (3/5.5)×44.731 = ~24.92 m³ = ~861.6 cft → times rate gives aggregate cost.
